I don’t know my next move
So I've been really debating on purchasing my first home . I know I really want to get into rental property investing , so I'd like my first home to be a small multi family unit . I heard about the FHA program where you only have to have 3.5% down but being new like I am to all of this I don't really know how credible it is . I make about 6k a month credit score is about 610 my total debt is right under $4k. Right around 9k in savings . Here is my issue , my girlfriend would be buying the house with me but we are not married . Her credit is about the same income about 5k/month only thing is she has 20k in student loans . I'm ripping my hair out trying to figure out the next step !! Someone please help me ! We are currently renting a townhouse for 1600/month and our lease ends in June .

You under estimate the risk and troubles of buying property with someone you aren't married to.
