@Brian Henry, because you're not getting a discount from the "estimated" market value, or "typical" cap rate, you're aware that it's not a "deal", except (perhaps) the terms!

Rentals, especially in this market, will typically rise in value over time plus you have tenant income providing cash flow to weather a storm which will eventually happen.
