Chicago Lease Using Docusign.

Hey everyone.  Brand new member.  I bought my first property in Chicago (A two flat) in February, and I have just approved my first tenants for June 1st.  They are graduating from college in May from Illinois State, and I want to send them a lease via DocuSign since they all live 3 hours away.  Is it as simple as scanning the newest Chicago City Lease and appropriate disclosures and sending them the link through DocuSign?   The process signing the purchase contracts when I bought the property was incredibly convenient.  I'm hoping the lease process could be equally as convenient.  

Any feedback for a newbie would be awesome.

Docusign is legal. I prefer to watch them sign or have them sign in front of a notary.

How did you screen the potential residents? Did you go see their dorm room and determine if they were like Felix Unger or Oscar Madison from The Odd Couple? One was a clean freak and the other a pig on a TV show from the 1970s or 1980s.

Did you run a credit and criminal history check? What will their upcoming income be? How in the world did you screen college students?

With college students we always get their parents to cosign if the parents are responsible. If not we let them walk.
