[Calc Review] Help me analyze this deal

Tell me what you think. Notice that all properties in this analysis except one are B class or greater & have almost no deferred maintenance. This is being sold by an investor friend of mine. The numbers are tight, offsets are low but are historically accurate representations. 

I'm considering buying this for several reasons. How long would it take to find 17 properties, rehab them, get good renters & stabilize them. The actual deal is 20 years @ 5% from bank & 30 years at 5% from seller with 5 year balloons on each, 100% financing.
