I have the opportunity to buy a duplex on a 6 year land contract for 650 month.

Cons: my grandfather hack jobbed most repairs. leaking roof, stoop and porch need redone, lower unit kitchen needs complete remodel, 4-5 coats of paint on all walls, reoccurring mold in 1 bedroom and same bedroom needs insulation, upstairs unit you can hear anything and everything, all doors are original that came with the home, also have 4-5 coats of paint on them. small cockroach pest problem (not severe YET), Bathroom needs remodel and sewage lines need repair.

The problem was we did not have much to invest.Buying the first duplex was not easy.

I want to invest in the Chicago market, but it seems so expensive to find a good duplex, triplex, 4plex.Does anyone have any suggestions how to go about securing a good solid first deal?

Easier and maybe a higher LTV on the duplex they're living in. 

Specifically duplexes or triplexes.

Regarding Rentals, large duplex/Twin house or maybe up to 4 plex.
