Opinions on Investing in Grenville area

Hello everyone, 

Just wanted to gather fellow investors opinions before pulling the trigger on an acquisition.  I have the opportunity to buy a duplex on a 6 year land contract for 650 month. Duplex is fully renovated and rental ready. It's in the Glennville area of Cle.  On east 96th & st. Claire. It's not too far from Case West. I have several flips under my belt and it's time to acquire some rentals, and this deal looks appealing. 

What are the median rents for 2bed/1b in this area?

The quality of the area?

Good/bad tenant pool? 

Good/bad experiences?

Overall opinion on investing in this area?
