I was just going to give these 'members' 1% ownership is that okay or would it raise a red flag to governing bodies who look into situations like this.Has anyone had any similar problems and found a way to resolve it without legal problems?

We do this frequently as builder developers.. we have one debt obligation .. be it land contract or mortgage does not matter.you simply put a release clause in the note and mortgage.. in other words you negotiate prior to closing how much cash you need to pay to release a certain property from the group..

Where I live they like the trash, so we use a bungie cord to keep the lid down, I have also used live traps, but you have to take them at least 6 to 7 miles away and release or else they will find their way back, some time you can use motion lights to scare them off or yes this will sound crazy but a radio near by will make them think you are there and should deter them.
