I believe there is a PA law that limits it to 3 or 4 under one roof but I'm sure as with anything that it'll be more regulated within the city versus outside it.

My calls to the County have gone un-returned to date.I've read in the news that some coastal areas are considering regulating which appeared to imply there were no/few regulations at present but wanted to make sure I wasn't missing anything.Thanks!

As mentioned above, a local broker who sells land for development would be very helpful as they should know the local jurisdiction's regulations.

Like you, I have the same questions about laws and regulations on renting by the rooms.Who could teach me how to execute the strategy in Texas.I know of one strategy that is being done in Austin Texas.

I suppose it was wishful thinking, but I was hoping that the regulation/rules around it would be less onerous for a project that is small in size (less than 200k) and with relatively small investments from individuals (around 20k, for example).

Columbia has a max of 3 unrelated persons and it is sparsely-to-very regulated depending on the neighborhood.
