Rent by Room Question (Student Rentals)
So I listened to BP real estate podcast last week with Todd Baldwin, and how he rents by room because of how high his market is.I also live in a fairly high market (south Florida) and am planning to do the same thing with student rentals since I live near a college town. Todd said some of his expenses include toiletries, water, electric and a cleaning service, which I understand because it mediates potential conflicts between tenants. I was wondering if furniture and kitchen appliances should also be added to those expenses or should the tenants handle that amongst themselves? I just don't know if this is something my future tenants would fight over or I'm just overthinking things. Thanks in advance!

@Dale Graham I would definitely get kitchen appliances. It's incredibly rare that students have or will bring their own IMO.
My experience with common areas, renting by the room, etc is that is it a lot more work for not a lot of reward. I put all of students on one lease and they are all jointly and severally responsible for the full amount. Renting by the room sometimes requires the landlord to chase rent and to be the bad guy.
Peer pressure kicks in when all roommates (who are usually friends) are responsible for the entire amount .
