Speak to each individual and determine if they are viable candidate for whichever rental you are moving - it’s that dumb and simple.

I think one could get reasonable indication of a probable renewal by discovering if that Post Office has recently reduced its hours or is having the carrier pick up mail for the route at another location.

Resist the temptation of simply picking the one projecting the highest return.  

One small piece of advice that came to me from my mentor behind the bar that become a huge part of how I know have two properties over time is pick a number.

@Colleen F. n WA is a title and escrow state he simply needs to walk into any title company with his contract that he can buy at office depot.. in this area they are called Stevens Ness forms.. fill in the blanks and for this simple transaction that is all that is needed title co will handle the rest.. lawyer would be over kill....

The most important quality that I look for is someone who picks up the phone and/ or returns calls promptly.

So im gonna make this simple and straight to the point, i want to invest in real estate and either flip houses or become a land lord and have tenants who can point me in the right direction so i can learn everything i need to know about real estate before i jump in?
