@Will Bert Dont forget to take into consideration water for both buildings and the PLP electric meter into your costs.Also the rental numbers seem a bit low with a 3 bed commanding only $1300 a month.Idk the value of the vacant commercial unit so i cant help you there but where did you come up with the $4500 amount when the other commercial unit you have is getting 3k?

But a 2/2 bed/bath is likely going to attract single servicemembers moreso than families.When you factor in that electric isn’t included, your likely renter pool for being able to afford the place may be limited to a mid-level/senior NCO or an officer with a few years in service.

It was difficult to muster the energy to attend a real estate event when I was exhausted from a demanding job and I always had a nice paycheck to fall back on.I'd argue that my method actually reduced the chances of this being a horror story (not generally just for me specifically).

They also called PG&E and disconnected Gas and electric (tenant is responsible for these utilities as pr the lease) effective 10/31 which made the service transfer to my name now, Any suggestions on how to handle this break of lease, not paying the rent and disconnection of utilities?

Other items to look at include: hot water heater, plumbing, electrical, roof, siding, and the sub floor (look for soft spots).Hope that helps!
