Obviously at this point hopefully you have gotten a security deposit at your close to help cover some of the damages but at this point in time i'd quickly just focus and dial in your energy on the unit turn so you can get get this rented quickly.

Thinking about what direction to go in with my ~$300k that I am taking when I sell my rental house in a month or two and maybe I want to dip my toe into this market.My day job is in energy efficiency and I have to agree with @David Sisson.
