I'm going to look at this house today, any tips on finding more info to make the numbers in my analysis more accurate? I think it is possible for this one to be a winner, I just need to find the right price. So I am looking at trying to get tenants to pay the utilities in exchange for me improving the place and doing the lawn care. 

Thoughts? It was brought up that this deal was marginal last time, but I have shifted some of the numbers based on what I think are more conservative assumptions, but I would love to know how to improve my analysis.
