I wouldn't shy away from the deal.. just realized you would have to give proper notice of non-renewal to that apartment and you also let sec 8 know the lease is not going to be renewed.

It doesn’t really matter.....assuming the mtg foreclosing was Recorded before the tax lien was, the IRS has 120 days from the sale, or from receiving proper notice of the foreclose didn’t serve them, to redeem (pay you back your purchase price.

Texas - No income tax, but higher property tax. Worth it?

I moved to Dallas for a year in the late 90s and one thing I noticed was that the sales taxes there were more like 9.5%, plus or minus. If you're making $100K a year, this doesn't make that much difference - you just don't spend that much on groceries and other goods that have sales tax over the course of a year.

Email and Text Marketing Campaign for Lease Option and Terms

Hi,I've noticed that most FSBOs are not receptive in doing a lease option or terms type deal. Some say don't use words like "lease option, lease purchase or rent to own" with sellers because a lot of sellers really don't understand and it may confuse them.I've been unable to find sellers that will entertain doing a lease option or terms type deals.I've heard that some use expired listings as a lead source but I've been unable to get a Realtor to provide any expired listings so I tried to contact the FSBOs directly on-line.Not finding any sellers that will do creative deals like lease options or terms.
