Urban living can afford the same outdoor experiences as suburban or rural (just come to Denver and hang out at one of our many parks on a weekend for beautiful trees, open fields, and PLENTY of space to set up and hang out however you want - and you don't have to take care of a massive yard to get all that enjoyment!

I know they'll definitely take care of any HVAC situation but you can also talk to them about anything else.

The kids are home schooled so they're always home.We had a leak which we took care of, but still not much of a difference in the bill. 

Any tips on where to even find the materials at this point? 

Even if you were buying another primary (which you aren't - you are converting your primary to a rental, then buying a new primary) the bank doesn't care as long as your DTI ratio and credit score can handle it. 

I would be careful on taking $13,000 off his bid.
