The tenants are not going to keep it clean while the property is being shown which will reflect poorly on the amount of interest it gets.

This may be a little high, but also maybe not if you're doing vacation rentals and having new "tenants" in and out all the time and paying frequent cleaning fees.

But perhaps I’m misinterpreting the suggestion David Greene made in his BRRRR book when he said he would recommend when getting started to if possible buy your first property outright w cash and then cash refi to purchase the next property.

We originally had planned to clean it up and list it as a wholetail, but the couple we bought it from really wanted to see the home restored and go to a new family to enjoy, so we rolled up our (contractor's) sleeves and got the work done.

I have gotten the book on the topic by David Greene and have been reading and have watched some podcasts on the topic so far and it would really interest me to meet investors local to my community who have successfully done these deals and know exactly what goes into them first hand.
