Tips for selling a rental with tenants

Looking for some best practices for selling a single family home with a tenant in place for another 6 months.

Should you incentivize them to move out?

Does selling with a tenant mean you are going to get less than market?

Basically how do you maximize your return in this situation.

Hey @Joe Zinger, yes you need to do everything you can to get the renters out before you list.  The tenants are not going to keep it clean while the property is being shown which will reflect poorly on the amount of interest it gets.  More importantly, if you sell with renters, you will most likely be selling to another investor.  If you can increase your buyer pool to owner-occupants, it will sell faster and for more money.
