I cant imagine Florida's water table is that high.Then as for water quality you have a huge number of filtration choices and i can imagine that you can put the filter trains in individual units and require tenants to do it.

that won't happen what he and I are looking for is to filter out the addresses of apartment buildings only.  

Any pointers for filtering out the garbage, I am on a few lists too :/

When I get a blast email it gets auto filtered right into a "deals" folder that honestly I never view.

You can filter financing on the MLS to seller finance and see everything on the market offered.

There are several so don't hold your breath while you read.All flooring on the main floor needs to be redone (thank you Mastiff's). 

Did the appropriate tenant screening procedures and filtered out many of them.

I would absolutely start paying down the debt at least enough to get some credit breathing room for emergencies (this will help you sustain a shock or two without tipping over) and to get your score to at least 700 so you can get more favorable loan terms, also improving your chance of success.

I'm not holding my breath, and intend to move forward with a deal today, but I wouldn't burn all my liquidity for a down payment with one deal at the top of the raging bull market we've seen in everything from real estate, bonds and stocks.
