Working my first deal
Foreword: Any advice, tips and critique is welcomed. Just keep it constructive ;)
I feel I have a deal in the works. Located in Ontario Canada, I have found a property that needs some TLC/reno attention.
It currently is listed for 299 and 2 comps in the exact neighborhood are selling at 399.
My thinking for the low listing is lack of HVAC, central and outdated kitchen cabinets, paint and flooring. While I can and will be doing this work myself, HVAC I would look into getting professionally installed.
My first steps were to find a property and start comparing it to the others for sale in the area
My next step is I just called the sellers agent to view the property of intention.
My next step is to view the comps on the same day.

If 30,000 is correct, then there is enough room on the deal to make it worth it
