Our Quickest Flip Ever
Thursday: An email appeared in my inbox for an easy flip at 190k
Friday: Toured the property, made an offer at 195k dependent on sewer scope. ARV 260k with <10k repairs.
Monday: Scope revealed bad line, revised offer to 193k.
Friday: Closed on property, went to put on the lockbox and found a note taped to the door. "Local business X owner wants to buy this property for cash"
Monday: Spent 1 hour on structural repair, scheduled our guy to do sewer repair (~$700 with machine rental). Buyer walked through
Tuesday: Received cash offer from buyer for 250K
Should close by this Friday at the latest for a total profit of just over 40k
