Plenty of pots and pan, casserole dishes, pie plates etc etc.We constantly get compliments on the kitchen and how people can cook any kind of meal.  

by no means a home run deal but probably will pan out well long term especially if you do your own work .

Didn't realize this until after the tenant moved in and texted "tubs not draining, toilets, not flushing, sinks aren't draining"...

That is, all my receipts and invoices will include all your materials and repairs, so you likely get a record there of a new toilet, flooring, deck repair, or closet door. 

Tossing a grand of profit down the toilet to the City of PS is a tough pill every year. 

The seller seems pretty motivated due to some circumstances we discussed and says that the home is listed this way because someone broke into the vacant property and stole the toilet and a few other things.

Definitely, want to make sure the numbers pan out but from the sound of it, this property still has a positive cash flow so you're still generating income over time and is continuing to appreciate in value.
