The 1 star reviews we have are 99% from tenants; Tenants who rated us 1 star bc we evicted them for not paying rent, 1 star because they got into a fight in their property and put a hole in the wall and we won’t fix it for them for free, the tenants who left the property in total disrepair after owing the owner money for unpaid rents and was upset we didn’t return their deposit.

If you think there's damage that the tenant should pay for and you're able to keep it legally and without a fight, don't let me stop you.

Also keep in mind certain lenders have minimum, maximum capabilities on certain propertis.

@Bill Brandt I completely agree, I'm going to talk to my freinds agent, she has been beyond willing, she's charging minimal to sell his current house, maybe she can work with me a bit here, my agent the sellers agent is not in any way shape or form willing to move on her commission, If not I'm just going to let it go, I'm looking to build relationships and would expect the same from people working with me, at the end of the day this is the 2nd property she's selling for me, all I asked was for 1 perc, didn't ask or try and fight to cancel the contract.

My interest is to join this investor as an equity partner after this deal, because I believe in his capabilities.  

Should I get involved with the regulation process and fight it?

It can tell at the minimum what a property is capable of, but that is it.
