Realtor commission when seller brings the buyer

How would you handle this ? I signed contract with my listing agent exactly 30 days ago to list my recent flip. A week after signing my close freind makes me an offer to buy it, full asking plus up to 20k covering my closing costs. My agent did a coming soon on the mls, then put it temp off market because a few things came up I needed to handle, no sign in the yard and still no lock box. She is suggesting I take my freinds offer, it clearly is a very good offer with no leg work and I do want to go with it, however I asked her to come down on her commission and it was a straight no with all the reasons and excuses to keep it where it is. I do have sort of a relationship with this agent as we do view properties here and they're but not to the point where she's doing everything possible to land me deals etc. The contact signed is an exclusive right to sell, and all verbiage leads to she gets paid regardless. My freind an I have done all the communicating, his agent and mine have spoke a few times but not the hrs that my agent claims, I don't want to burn bridges but I also feel she can come down a point or point and a half if she really cares about the relationship. I'm curious what others would do in the situation, next time I'm deff selling without an agent. I'm confident in the quality we put out that they will sell them selves.

@Michael Gessner, so you hired a Realtor to sell your property and then decided to do it on your own… and now that’s the Realtor’s fault?  If you hired any other professional services company to perform a job, good luck getting them to change the contract if you decided to do the work yourself.  Also, just because you have a buyer lined up doesn’t mean it’s closed yet.  There’s still plenty of work to be done!  You’re the one that needs to do the right thing by honoring the contract and let them do the job….  Sorry, but you asked!
