Roof uninsurable after inspection

Sean Lesser
Posted

So I just purchased a house with an older roof in Florida where a 4PT inspection is required. The 4PT verified the roof was acceptable with 5 years estimated life. I had to go off the standard market to get insurance since the roof was showing signs of aging. I just purchased the home last week and the insurance provider came back and said we would need a full roof replacement since the roof is unacceptable.

What options do I have since the inspector gave me no reason to worry in the 4pt inspection prior to closing.

Hi Sean,

Here are some of my thoughts on this.

Did the insurance inspector provide the rational for the fail to the carrier...Pics, written verbage (do you have access to this)(???)

Did he or your hired gun inspector walk the roof, or fly it with a camera drone (???)

Did you try to get a different carrier to cover it before resorting to the public one (???)

Was the different carriers result the same--Failure (???)

Were you present for the insurance inspection (???)

Have you gotten some bids and timelines as to when a crew can "Finish" the new roof (???)

Will repairs suffice to re-insure or must you simply replace it (???)

Is it anything other than "Standard Roofing Shingles" EPDM etc...(???)

Do you see history of leaking inside the attic (???)

Does the insurance company auto-fail roofs of more than a certain age no matter what the condition "Appears to be" (???)

Have you checked with the sellers insurance company, can they re-insure you (???)

Just my 2 Cents!
