If you have a tendency to let the money burn a hole in your pocket, leave it in there!   

Fixed drainage issues (drain ditch, gutters, etc.), new landscaping in backyard, painted entire interior, renovated master bathroom, renovated kitchen (took out wall for open-concept) with new countertops/paint.

Maybe pop a hole in the counter top next to the stove and have a garbage container under there vs shelving.

However, it's very likely that a good attorney can poke holes in even the most well written waiver.

I know what it is like to try to dig out of a hole. 

Roots growing into drainage system or Legos stuffed down the toilet would be a big difference.

I live VERY close to it and the vermin activity has been a problem for many years and getting worse, there is a large hole in the roof, the bamboo in the yard is out of control and encroaching in neighboring properties.
