Bad rain drainage issues which i resolved by building French/trench drain on side and back by spending 10k2.

The same goes for an excessive number of small holes, like a single wall with 40 nail holes.

On the contrary, hoping to get any of them shot down if they need to be, so I can learn from it.Anyone that finds any other hole, please don't hesitate to chime in.Thanks again to all. 

Make sure your new drainage system is working.

In my personal experiences a lot of structural items start with bad drainage.

I took out the existing planter boxes and made new ones, changing the layout, and poured some new gravel to make the walkway more weed resistant and add drainage.

Usually this is from poor drainage and accumulation of the water that tends to be absorbed by the soild near the foundation.

Highly recommend self-managing so you can take advantage of a cost segregation and the short term rental loop hole!
