If you have no clue of what to do and no money for training, find out who the dominant wholesaler is in your market and offer to bird dog for him or her.You will learn from him or her while you earn and avoid the frustration.

You need someone who will work with you and get properties under contract while there.If you don't have the cash, try bird-dogging for a while to learn and earn.

try out a real estate investor club in your area like Knox REIA or you can try out Tri Cities REIA.Two topics you should explore first is "wholesaling" and "bird dogging".
