Discouraged Wholesaler- Finding Properties

Hello my BP family,

I am new to the REI world and I am trying my hand in wholesaling. I am beginning to get a little discouraged because I am not sure of the best types of properties to search for. At this time I don't have financial backing yet to purchase a house so that rules out foreclosures, pre foreclosures, auctions, etc.

I know the MLS has lots of competition. So, now I'm at a lose for what type of properties or sellers I'm supposed to be searching for. Please help. What type of properties to you look for?

ps I think the problem is have a mother who is a real estate agent telling me all of the things I can't do from a real estate agent perspective

Do not go to your mother for any information on wholesaling. You'll be making a HUGE mistake. I have nothing against agents (my partner is one) but growing up with a mother and close family who are all agents, I know would've never had the successes I've had wholesaling if I would've listened to them and not done my own research.

The issue your having is the same struggle all wholesalers have, nothing out of this world. This might sound like something bad but in retrospect it's actually very good when you're on this forum because there's tons of threads on this very issue.

I'm on my phone so can't post links BUT do a search on the search bar above for "finding wholesale leads" and you will find more tactics than you could believe. From craiglist posts to bandit signs to direct mail to probate the techniques are endless. If after reading all these techniques you're still discouraged than this industry might not be for you. There was a recent podcast of how the interviewee called 4,XXX times before he made his first deal, a decade later he now owns over 1,400 units.
