I suppose that they could, but it's not normally what they would do. 

I'm not setting up some reward incentive for actually doing what the tenant is supposed to do....and eating $$ in the process.If you really want to do that, I would position the system in a way that I still actually get the rent I want....... like "buy 3 tires and get one free"...... you didn't really get anything for free, you just got a discount and the price they set for those tires was already built into the original price

Had to use Hard money, what a nightmare, the first hard money guy who I have worked with on my flips had committed to let me come into the deal with 50-60K, but 2 days before we were supposed to close they pull out of the deal and will not loan on the project at all.

Supposedly there are "gas sub meters" and "BTU meters" but I haven't used them.

You may want to look into rule 504 for your deal I would suppose.

It is the safest way for the seller and for you to get payments where they are supposed to be.The seller is safer with a Wrap.
