Hello,

I have a motivated seller of a property I am really interested in.  Her husband is moving out of state for work and they must sell this house.  They've been trying to sell for months and she herself is a realtor but doesn't want to pay to fix up minor things in the house like aesthetic things in kitchen and backyard.

I've offered to take it subject to after approaching with rent to own and she finally said depending on the way it's structured.

What are mechanics of setting up a subject to deal?

What documents do I need?

What is process?
