On one extreme if you are actively going out and advertising you have hard money to lend, working closely with investors, managing those deals, acting like a bank, etc - it could sound like you are in the trade or business of lending, making that active / potentially self-employment type income.

Some skill sets I could bring to the table range from digital marketing, site design,  documentation prep, market research, deal searching, and whatever other leg work is required; I just think the most important thing is for me to learn with an experienced sponsor on my side.The type of venture I think is appealing at this stage is a single home or multi-family unit with existing rental occupants.If this interests anyone, please reach out, and if anyone has feedback on the best next steps for pursuing this type of venture, it would be greatly appreciated.All The Best,John

In my town if we have a project we want to do we often hire a surveyor because they do a lot of that type of work but in your case I think someone more specific is better.
