Additional context: - I have a good credit score ~765- I have ~$30,000 for a down payment (I've been assuming I'd go with an FHA loan @ 3.5% down and planned to use the rest on fix up costs)- My fiancée's credit is okay (mid-600s)

I took what she owes me and divided it by 10 (what the govt recommended) and explained to her what her payments will be for Sept-July and gave her the option of moving mid Aug or following the payment plan...she's opted for the payments, but I have an eviction notice ready to go just in case.
