Am I making enough return on my investment ?

Bought a small beach cottage cash last year for $153k. Currently getting $1800 rent

My yearly expenses are

Taxes $5666

Insurance $1061

Boiler contract $240

Misc $500

My question: am I getting enough or should I sell it? I can prob get $230-245 if I sell in this hot market

@Maria Marrero Good point. I think you have to own min of 2 years to do a 1031. Still though, I think you would be much better off selling to purchase more cash flowing properties if that is your goal. You would at least get a much higher ROI from cash flow, but on the other hand it appears you are having strong appreciation in your beach property!
