@Ijeoma P. working multiple brokers is tough...sure, the first call probably went well, but this is a relationship business...I've sourced 7-deals this month and none of them went to folks that were running the broker circuit.

You can ask buyers to use your closing office to negotiate a better rate.If one tract is preferable, you might list it last and for more per acre as folks tend to get the good ones and you are left with the hard to sell land.Please post a drawing and suggested splits as I appreciate learning from others ideas.

The same thing seems to be happening in other areas where folks are getting the green light for continued working from home, and flocking from major metro areas with high costs of living, to areas where they are able to buy (while interest rates remain low) for the same amount of (in some cases) cheaper than rent- again driving up purchase price point and your % all in changing.
