Good Day BP folks! I do this forum once or twice a year to offer guidance and clarity to the vast field of Real Estate financing. My specialty is in investment property financing, from fix and flip up to large balance commercial financing but I also have experience in conventional owner-occupied residential deals as well. All I can offer is my tips/tricks/ advice. My word is not the end-all be-all, simply what I know from my experience closing and working in the mortgage loan originating world.

Have a challenging financing scenario and need help? Post it here

Don't understand DSCR/asset based lending? What do you want to know?

Can't refinance a property? List your scenario

I do ask  that you be as  specific as possible. Comments in the basic realm of  'what are  your rates,' Can I refi my house,' and my favorite 'what do you  charge.' These comments will be ignored as what helps the readers here is specificity. Be as detailed as you  can.

So, what do you want to know?

Hi, Jonathan~

Thank you for giving me the opportunity to pick your brain! My husband and I are in the process of setting up an LLC to invest in some rental real estate. This is a new venture for us! What are our options for financing with an LLC and what will the lender want to see (besides the cashflow on the rental)? We would like to leverage as much as possible.
