I've seen individuals jump right into investing by working with a mentor and essentially learning on the job.

Since we implemented this feature in our postcard funnel our response rates more than doubled.Many sellers may be interested in learning more about what you can do for them, but are reluctant to call.

I have found most are willing to work out some sort of deal, after all we are all just business minded individuals playing in the real estate space.

My idea is that the 5 of us would save individually and all pool our cash into a sizable deposit.

They won't be local to you but with Skype and scanners these days, it is more important you get an expert in real estate and someone you can call day or night with questions and who will work with you to create the best tax benefit for your individual situation.  

Always responsive and always working which is what an investor needs.
