Hi @Stephen Needham, welcome. I second @Brett Snodgrass. I read The Book on Flipping Houses last month and is one of my favorites. I like Landlording on Autopilot by Mike Butler for rentals. Those are the my top 2. Take some time and learn the market and see what kind of activity is going on. Atlanta area is hot right now. I'm in Stockbridge and it's pretty crazy. If you are looking for an agent, Greg Stamper with Mark Spain Realty has been great for me. Always responsive and always working which is what an investor needs. Unfortunately I had to go through 3 other agents to find him. Good luck with investing and if you ever want to talk over ideas I'd love to help each other.
