I just finished purchasing my next project at the court house steps and I am working on a few more.

Be aware though, if you invest in a low income area all your cash flow will be going into repairs and maintenance, and court cost dealing with the tenants.  

The PR is appointed after an estate is opened in the Court.

Just something to think about.Ultimately, I'd suggest if you're going to write/include your own addendums in the lease that you at least have an attorney review it first to make sure it's legal and will hold up in court.

But everybody saw this coming as soon as Supreme Court ruled on the disparate impact case back in June of 2015.  

They have Passports from their home country, and Visas for the USA.

I am dealing with an out of the country investor right now who wants to find flip deals here in Indiana.

It's great for BiggerPockets that there are now 500,000 members on here, but it isn't really good for investing as a whole - if you figure that fully half the investors in America have joined the site (and that's probably overestimating), that means that in a country of 100 million single family homes, there are a million real estate investors chasing deals.

I can't speak to this specific program but there tends to be a common theme with all of these programs.They are traveling the country  up selling coaching and other things.
