Getting an inherited "estate of" house under contract?
I'm close to finalizing negotiations with an inherited property that's in an "estate of mothers name". The ones who inherited the property are the guy I am negotiating with and his sister. When I put the property under contract, on the seller line would it be "the estate of mothers name" or the brother and sister that inherited the property?
I haven't put an "estate of" property under contract yet so any information would be helpful!

If the owner is deceased, the Seller will be the Personal Representative or Executor of the estate. The PR is appointed after an estate is opened in the Court. Without the PR be appointed by the Court, the signature by one of the people who inherited the property is meaningless. An exception to this would be if title was held in a life estate. When the owner died, the property would automatically go to the remaindermen who could sign.
