My town in New Jersey is going through a large 46 acre redevelopment, for which they are tearing down vacant strip malls and redeveloping with 800 apartment units, retail shopping, mass transit to NYC (busses), technology center and medical building.

States have varying cap rate compression by remaining term left on primary lease, location with demo's, tenant credit grade rating if any, lease structure and terms, price range, asset type within NNN ( QSR, dine- in, bank, pharmacy, dollar store, auto store, medical,etc.) 

Medical Office Building REITS, however, only declined by 5%.

How has new construction at 9th and Colorado Blvd, Denver, Colorado at the former CU medical center/ University hospital location affected the market for infill development in that neighborhood ? 

Its the 50% percentile homes that will suffer when things get slower in my opinion.

Where I invest in CT, I can definitely meet the 1% rule and cashflow is decent, but appreciation is slower.

Hello,We found a really good property thats only 2.2 miles away from the Anschutz Medical Campus, the area is a little iffy for comfortable living and its a little outdated but it is right next to the hospital.
