Transitional Housing or Any Innovative Strategy

Hello Fellow BP Family, 

I have arranged an amazing seller financing deal, for a property with 24 rooms prior medical facility. I'm interested in any ideas and know how about transitional housing. I'm currently leaning in the direction of converting the property into transitional housing but any ideas will be welcomed. I just need to be pointed in the right direction of some good resources pertaining to transitional housing. The property is located near a VA hospital, I would like to do something for veterans but any type of ideas will be welcomed. Again my terms have been agreed but I just need some fresh ideas on how to turn this obstacle into an opportunity.
