I know I pissed off the 2 buyers agents that wanted 3 %  for bringing a buyer when I told them lets pretend its July and since you work for the buyer any payment you get is between you and  them .

How would you explain these buyers terms to the seller. ok. 30 year amortization means the monthly payments are based on a 30 year loan, but at year 20 whatever the balance is they pay it off then (balloon payment)Personally I would NOT accept any of these offers.

Hey Matt,I aggressively built a 12-door rental portfolio from 2019-2021, largely leveraging my HELOC.I always tell people that it's a fantastic tool as long as:- You can COMFORTABLY service the extra debt- You have a plan to pay it offI was ok with the extra debt servicing and my payoff plan was simply finding off-market deals, paying cash, doing cosmetic rehabs, and refinancing when done.

The downside of the HELOC is the interest rate is usually higher so you will want to pay it off faster.

We can stream off 3 TV's and browse the internet on the 12mb.So if you can get 100mb or so for significantly less, then I would do that.Now it will be different if you offer a working vacation options, then more would be better.
