Some of the areas to look for in the city would bethe Monroe Ave area, Park Ave, South Wedge, North Winton/Browncroft, Corn Hill and maybe a couple more I am missing?

I just bought another rental out in LV, this one is in North Vegas, a more questionable area then the last purchase.  

Since we bought as our primary residence, the income doesn't meet the 2% rule, nor the 50% rule.

I'm mostly starting my focus on the North Wilmington/Brandywine/Claymont area heading into West Chester PA.

My most desired areas of the city are 44110 in North Collinwood, around Waterloo Arts District or around East 185th Street and 44103 around St.

I grew up my entire pre-college life north of Baltimore, and after college my first jobs were at the Pax River Navy base in southern Maryland.
