@Jason Hodges I have bought a 200+ and a 1000 unit deal using a DM strategy.DM is great, but prepared for the long game as it took me 2 years to buy each deal, but each deal has been a grand slam.Feel free to message me for some ideas.

It is 50/50 split & she had stated that in the past her GC has put in 5 to 10% so I have skin in the game and she will include me on the title for security until property sells & 50/50 split.

You can't ask the people with the money to bear all the risk, you have to have skin in the game.

Unfortunately in my opinion there is a lot of noise in the wholesaling game, people are always bringing "deals" to investors but they are not always necessarily a "good/great deal" and most of the time I see properties in my area from wholesalers their numbers are completely off.

I don’t say these things to discourage you, only to give you a heads up that CRE is a different game with different rules.

One of the main components I would like to include is education; notifications in legislative changes and what private landlords need to know in regards to State regulations, in real-time.My question for you is: have you used any digital application to organize your business and if so, what did you like/dislike about it?

Im just getting in the game with a similar situation (not much working capital) but opportunities to partner with some people i know.

Typically they don't need the cash but just want you to show you have skin in the game.

While I have the knowledge, I do not have the connections needed to play the game.

I'm new to the real estate game and have yet to acquire my first property.
