My position with the builder is processing new leads, selling them on our communities, getting them out to our models.

I am pretty confident that calling other banks will lead you to better terms.

It doesn't matter what brokerage you work for the boss isn't going to spoon feed you leads.

What about the houses yo looked at, did it lead to any offers?  

So far, I've sent out truly hand written yellow letters, just launched a postcard campaign using Every Door Direct Mail from the post office, setup two different websites and associated google adwords campaigns, and I also got 1 lead from my car magnet.  

I was informed that this is not possibe, and once date is set that the homeowner now has virtually no power.2) I only wrote down the leads where the upset amount was significantly lower than the estimated market value for the properties.
