Potential Residential Zoned Land/Lot Deal in Frederick, Maryland.
Was curious if anyone on here buys land in Frederick MD or has any experience wholesaling land. I have a potential seller that called in from my Direct Mail campaign stating that his mother passed away 12 years ago and he owns the land, he mentioned that it had been in his family since the 1950's and he has only seen it once. This was a voicemail he left me, so we have not talked about price, lot size, or other details yet.
Any advice/information is appreciated. I'll also be getting advice from my mentor, and calling the lead back within 24 hours.

- Important to return your prospects call immediately, you spent money on the mailings to get the lead, now that you got it, you need to know what to do with it. Do you?
- Questions to ask: how many acres, perk tested, well, zoning, restrictions, road frontage, seller financing, clear or wooded, streams, potential to subdivide....etc.
- So, tell us about your mentor. Is your mentor out of town, in another state, did you pay thousands of dollars for your mentor, how do you know your mentor's advice is good? Is your Mentor an investor or a phone representative for a Smarty? Does your mentor know how to consul you when it comes to writing a contract on land in Maryland, does he understand zoning, perk test, wells, set-back, contingencies, right of ways and assignments as well as financing?
- I think it is important to know what your are doing when it comes to land. A poor or an uninformed suggestion can cost you dearly. Don't make a mistake here!
