Potential Residential Zoned Land/Lot Deal in Frederick, Maryland.

Was curious if anyone on here buys land in Frederick MD or has any experience wholesaling land. I have a potential seller that called in from my Direct Mail campaign stating that his mother passed away 12 years ago and he owns the land, he mentioned that it had been in his family since the 1950's and he has only seen it once. This was a voicemail he left me, so we have not talked about price, lot size, or other details yet.

Any advice/information is appreciated. I'll also be getting advice from my mentor, and calling the lead back within 24 hours.
