If I had 90k I would start a direct mail campaign in 2 or 3 neighborhoods with $10,000.00 and then pray that I could get a deal for the remaining $80,000.00

With direct mail follow ups are key as the average person takes 3-5 touches before picking up the phone to respond, and it tends to work best when you send a campaign of 5-7 different pieces, 4 weeks apart from each other.

Other quick tidbits with direct mail is make sure you’re sending enough of it because this stuff only really works in larger batches, make sure you hit the same list multiple times in a campaign style, customize your mail as much as possible with names, addresses, area information, etc. keep your advertising copy vague if you want a higher response or very targeted/specific for lower response rate (less calls) but higher quality leads (higher probability of closing a transaction with everyone that responds).
