Cold Calling Tips For Me

I am about to cold car for multi-family deals. What are some advice or verbiage that would work? The owners are people who have owned it 10+ years. Any help is appreciated!

As someone with cold calling experience elsewhere- follow up, follow up, follow up. Do not ever expect anyone to return your voicemail i.e. don't use "I left a voicemail" as a reason to not call them again later.
