@Nina Rivera To answer your other half of the question for future reference--you do not need to re-invest the entire profit when using a 1031.

Anyone out there using a DST have issues with regular real estate activity such as increasing rents, refinancing, upgrading, adding properties to their portfolio?   

I'm leaning more towards just using a VA loan at this point just for the zero down benefit- but I would have to get tenants into the property very quickly or I will go underwater within a few months time.

We can rehab them but I would also consider using a crew you may like or refer.

The only way you are going to know if you will hit the budget using a contractor, is to create a complete scope of what you want, and bring in 3-4 GCs.
