As soon as it closes refi it out but make sure you can refi it out because if the house is a mess you may have difficulty doing that.

several issues here:  personally have sub-par credit, have found hard $ options but have had great difficulty in finding money for rehab since generally hard money won't cover rehab which leaves me with approx 25% of deals in addition to rehab to cover.Any suggestions, grants, any place I can go to get access to capital when both credit and lack of personal experience keep stopping my forward momentum?!

The borrower is having difficulty, but they may not be in a situation where the lender is about to lower the hammer, but it could be, even after filing the les pendis for foreclosure.
